ROCA was founded on one conviction: the places we inhabit shape who we become. We develop residential buildings across Morocco that function as cultural landmarks in their own right. Every project begins with a question about the land itself, what it holds, what it asks of us, and what it can offer the people who will eventually call it home.

Our buildings respond directly to their surroundings. The angle of afternoon light, the grain of local stone, the centuries of settlement that precede us, all of it informs how we build. We work with architects and artists who bring genuine curiosity to a site rather than a predetermined answer.

The spaces between rooms matter as much as the rooms at ROCA. Courtyards, terraces, and corridors are considered with the same attention as a bedroom or a kitchen. Residents come for the architecture and stay for the community that forms around it. We support that through ongoing cultural programming and long-term partnerships with regional institutions, artists, and makers.

Art is structural to how we think about a building. Each ROCA property holds a permanent commission by an artist in genuine dialogue with the region, alongside rotating work from emerging Moroccan voices. It is simply part of what a ROCA residence is.
